The Mayville Estate
The Mayville Estate competition called for a sensitive approach to estate renewal in the London Borough of Islington. The brief was to deliver much-needed new homes while protecting the character, landscape and social fabric of an established neighbourhood.
GTH’s proposal for this complex urban housing site, explores how targeted development could support long-term resilience and improve everyday life for existing residents. The estate occupies a generous and varied setting, shaped by a mix of post-war housing typologies, mature landscape and embedded community infrastructure. Rather than proposing a single, monolithic intervention, GTH’s response identifies a series of distinct opportunity sites across the estate, each with its own conditions, constraints and potential.
GTH’s strategy proposed a coordinated set of interventions designed to strengthen connectivity, improve legibility and enhance permeability through the neighbourhood. Massing and layout options were developed to carefully respond to surrounding scale, daylight and context, maximising housing capacity where appropriate while prioritising a sensitive fit with the existing estate.
A core ambition for the proposal is to deliver a tenure-blind, high-quality housing designed for long-life adaptability. GTH placed particular emphasis on minimising disruption to residents, retaining valuable landscape features, and integrating new play and amenity spaces as an essential part of the wider proposal.
Sustainability underpinned the work throughout, with a strong focus on fabric-first design, low-energy homes and the potential application of modern methods of construction where appropriate.
Resident engagement was equally central to the bid. GTH worked closely with Urban Symbiotics, Gbolade Design Studio and Fabrik to develop a robust approach to co-creation, ensuring community participation was embedded within the wider delivery strategy.
